Renting in Kuala Lumpur
Plan your search, documents and costs before agreeing a tenancy.
Search and view
Set your term, move-in date, furniture needs, budget and destinations. Confirm availability before viewing. Remote tours should show the actual unit continuously; inspect equipment, parking and building rules in person.
Documents for overseas tenants
Landlords may request a passport, visa, employment, residence or financial evidence. A long-term visa can help screening, but is not a universal statutory requirement for every tenancy. Individual landlords may decline or request security, a higher deposit or quarterly payments; assess and agree any lawful conditions individually.
A common 2 + 0.5 + 1 arrangement
A common example is two months’ security deposit, half a month’s utility deposit and one month’s rent in advance: 3.5 months in total. The 2.5 months are deposits; the other month pays the first rent. This is a market arrangement, not a statutory universal standard. Agree all actual amounts and charges in writing.
Stamp duty and stamping
The current HASIL guide charges each RM250 or part of annual/average annual rent at RM1 for a term up to one year, RM3 over one to three years, RM5 over three to five years and RM7 over five years. Do not use the old RM2,400 deduction or old bands for 2026. Instruments signed in Malaysia generally require stamping within 30 days; obtain assessment for complex leases.
Agree, hand over and move out
Record the term, repairs, early exit, renewal, pets, charges and deposit return arrangements in the agreement. At handover document the inventory, meters, keys and existing wear. Follow notice requirements and retain bills, photos and handover records.
Frequently asked questions
What should I budget for besides monthly rent?
Allow for deposits, advance rent, agreement costs, utilities, internet and moving expenses. Request an itemised written quotation showing refundable amounts and service charges.
Is a two-month deposit plus one month of rent compulsory?
A “2+1” quotation is a negotiated arrangement, not a universal statutory amount. Record the security deposit, advance rent and utility deposit separately in the agreement.
What documents might an owner request?
An owner may request identification, current immigration documents and evidence of income or study, depending on the application. Confirm the purpose and recipient before providing the necessary information.
Are online rent and move-in dates confirmed?
Published prices and dates may change with owner decisions and the existing tenancy. Reconfirm the specific unit, quotation, furnishings and handover date before arranging a viewing.
When is a reservation payment refundable?
Agree refund conditions in writing before paying, including owner rejection, tenant cancellation and failure to sign the tenancy. Verify the recipient and authority, and retain the receipt and refund terms.
Can I rent for three or six months?
Short tenancies depend on owner approval, building rules and any applicable permissions, and pricing may differ. Provide your full dates and intended use before confirming an option.
Can I keep pets or add occupants?
Obtain written owner approval and check the management body’s applicable rules. Record pets, occupancy, visitors and any extra charges in the tenancy instead of relying on verbal assurances.
What does “fully furnished” include?
The agreed inventory determines what is included; photographs may not reflect handover condition. Check appliances, keys, access cards and parking at handover and keep dated photographs.
Who pays for air-conditioning, leaks and appliance repairs?
Define repair responsibility, fair wear, tenant damage and any minor-repair limit in the tenancy. Report problems to the agreed contact and retain evidence, with emergency and reimbursement procedures agreed in advance.
Are utilities, internet and maintenance included?
Check the written quotation and tenancy for account holders, bill payments and maintenance charges. Record meter readings at move-in and move-out and settle the charges allocated to each party.
How is tenancy stamp duty estimated in 2026?
For each RM250 or part of annual rent, the general rates are RM1 for up to one year, RM3 for over one to three, RM5 for over three to five, and RM7 for over five. Do not use the old RM2,400 deduction; complex rent or additional consideration needs separate assessment.
When should a tenancy be stamped, and can it be done online?
The general stamping period is 30 days after execution in Malaysia, or after first receipt in Malaysia if executed abroad. Tenancies entered the MyTax stamp-duty self-assessment system in 2026; check HASIL’s filing and payment requirements.
Will I lose the whole deposit if I leave early?
Check the early-termination, notice, replacement-tenant and compensation clauses rather than assuming a standard outcome. Agree how possible job transfers or immigration changes will be handled before signing.
When will my deposit be returned?
Set the refund deadline, permitted deductions, bill settlement and supporting evidence in the tenancy. Reconcile the inventory, photographs and key return at checkout and request an itemised basis for deductions.
Can I automatically renew or sublet?
Renewal, rent changes and subletting depend on the tenancy and any required owner consent. Give the agreed notice and confirm the price, term and permitted occupants in writing.
How can a foreigner rent a home in Malaysia?
Provide your occupants, budget, dates and current immigration status, then confirm the unit, viewing and owner requirements. Check letting authority, the written tenancy, charges and recipient before payment, and record the inventory and meters at handover.
Can I rent without a long-term visa or pass?
Acceptance of your current short-term status and proposed tenancy depends on the owner and applicable rules, so neither acceptance nor rejection is automatic. A tenancy does not extend your permitted stay; confirm lawful stay and any extension separately with Immigration.
Why does the owner ask for my visa or immigration pass?
An owner may use it to check identity, likely stay and tenancy arrangements; this is an individual screening condition, not automatically a universal statutory document requirement. Ask about purpose, required pages and document handling before sharing the necessary records.
What does a 2.5-month deposit plus one month of advance rent mean?
This quotation commonly means two months of security deposit, half a month of utility deposit and a separate first month’s rent, totalling 3.5 months before move-in. It is a quotation convention, not a universal legal rule; confirm each purpose, credit and refund condition in writing.
Can a higher deposit help the owner accept my application?
You may propose it, but the owner decides whether and on what terms to accept, and approval is not guaranteed. Record how the extra sum is held, deducted and returned; a larger deposit cannot replace lawful immigration status.
Can I pay rent quarterly?
Quarterly payment can be negotiated and is not an automatic entitlement. State the covered months, due dates, receipts and handling of unused rent on early termination, separately from deposits.
Can a company rent a home for its employees?
Obtain owner approval and check residential use and building occupancy rules. Identify the authorised company signatory, actual residents, replacement process, invoicing and guarantee obligations; an employee accommodation arrangement may need additional review.
